How To Buy PreForeclosure Property?

If you've considered real estate investing, particularly, preforeclosure investing, then you've probably come across the term preforeclosure flipping. This is one of the best ways to generate income in real estate. In a nutshell, preforeclosure flipping involves purchasing preforeclosures at bargain prices and reselling them at market price which is always higher, thus making a decent profit.

There are basically two types of preforeclosure investments. One is investing in preforeclosures in need of repair, fixing them up, and then selling them for a profit. There are some potential problems with this type of preforeclosure flipping if you're not experienced in rehabbing homes. First, the cost of repairs to the property is hard to approximate when you buy the home. You could be getting a good deal on the property, but later on after fixing the home you may find that you did not make any money on the investment because the repairs took up most if not all of your profits. Second, While you are repairing the home you're also paying mortgage, insurance, and taxes. The longer the repairs take, the longer you are losing money on a home you're not using.

The other type of preforeclosure investment involves matching preforeclosure properties to interested real estate investors or buyers, without doing the repairs if any are needed on the particular properties. This is the quickest way to generate decent profits. For this method you will need to find preforeclosure properties that have an adequate amount of equity remaining and are in preforeclosure. You will offer the lender or homeowner a quote of how much you're willing to pay for the home, usually less than what it's worth, in order to stop the foreclosure process prior to the home going to a foreclosure auction. If your offer is adequate enough to recover any losses on the home, it is usually accepted, even if it's less than what the property is worth.

Meanwhile, before your purchase of the preforeclosure property you will have to find an interested buyer who wants a good deal on a new home for dwelling or investment purposes . This allows you to buy the property and sell it to the new buyer at a price that is lower than what the house is worth while you still make a good profit. This method is a win-win-win situation for everyone involved, the homeowner or lender is out of the property and no longer responsible for maintenance or mortgage payments etc. you make a good profit and the new owner of the property gets a great deal on the home while still having equity even after repairs.

In order to make this model work, you would have to contact the homeowner or lender before the home(s) go to a foreclosure auction. Most homeowners are willing to listen and deal if they know you can help them avoid foreclosure. If you can buy their property and release them from the financial nightmare they're in, most are often willing to give you a good deal on the home.

Although this process is simple to understand, applying it can be a challenge, particularly if you are new to real estate investing and preforeclosure investing. Knowing how to find homeowners who want to avoid foreclosure is one part of the challenge. Also, knowing how to purchase these preforeclosures and then flipping them without using any or very little of your own money is another challenge to overcome.
